If you drew a line around every Henderson neighborhood that went up between 1995 and 2007, you’d have a pretty good Kitec map. Anthem, Seven Hills, MacDonald Ranch, Green Valley, the hillside tracts above the 215. That growth wave overlapped almost perfectly with the years Kitec was in the supply chain, so this is one of the densest Kitec zones in the valley.
It’s not that Henderson builders did anything unusual. It’s that Henderson did so much of its building during the Kitec window. When a whole city adds housing across a decade that happens to be the same decade a particular pipe was popular, you end up with tens of thousands of homes on it. That’s Henderson.
The pipe is PEX-AL-PEX with brass fittings, and it fails by dezincification. Zinc leaves the brass, the fitting gets brittle, it cracks and leaks. The hard water off the Las Vegas municipal supply makes it worse. Because Henderson spreads across a lot of elevation and soil, we see failures both in-wall and in slab-routed lines, depending on the tract.
One is a leak. A stain appears, a wall gets soft, a plumber cuts in and finds a cracked brass fitting. The other, more common now, is paperwork. A sale inspection flags Kitec, or an insurance carrier declines to renew a policy on a home that has it. Either way the owner is suddenly looking at a repipe they weren’t planning for.
And it is out of pocket. The Kitec settlement and recall deadlines are gone. A Henderson repipe to copper or PEX-A generally runs $5,000 to $15,000, with the bigger custom homes up around Seven Hills and MacDonald Ranch landing at the higher end simply because there’s more pipe and longer runs.
A general contractor once told a MacDonald Ranch owner the whole house needed a repipe based on one fitting he spotted in the garage. It didn’t. Half the home had already been redone by a prior owner. We check the actual system before we quote, because guessing wrong in either direction costs you money.
